Teignmouth's regeneration plans

Boatyard could become a bit of everything

A 3D visualisation of the multi-million pound regeneration plans for the Riverside Boatyard in Teignmouth has been unveiled.

Luxury homes, offices and beach huts are part of Teignmouth Maritime Properties Ltd’s plans for the existing Riverside Boatyard at Bishopsteignton Road on the edge of the town.

The scheme would see the site on the edge of the River Teign be converted into a mixed-use development combining housing, holiday accommodation, industrial units and offices, while vastly improving the existing boat storage and repair facilities.

In a statement submitted with the planning application, the applicants say that the development will provide inclusive, accessible living and working accommodation and they hope to attract greater numbers of water-based leisure users to the area, which will generate economic benefits to businesses both on the site and in the town.

Peter Stenner, CEO of Teignmouth Maritime Properties Ltd, added: “This is an opportunity to comprehensively redevelop a prominent waterside site into a high-quality maritime facility, which I firmly believe Teignmouth deserves. With the addition of residential, commercial and leisure uses, we know this regeneration will be appropriate and beneficial to Teignmouth and our stunning estuary location.”

Nine residential units will be provided on the site, divided into three blocks, each containing three townhouses, and will consist of six five-bedroom houses and three four-bedroom homes.

All of the houses will house a garage, storage and shower room on the ground floor, with stairs and lifts providing access to all reception rooms, bedrooms, kitchens and bathrooms on the floors above, and with a balcony on the second floor.

In addition, the plans include a structure for five self-contained workshops on the ground floor with two floors of office space above, while a proposed two-storey parking structure will serve the office space, industrial units and visitors to both the boatyard and Teignmouth.

There will be 42 parking spaces, 21 of which will be undercover, provided at ground and first floor level, with the structure also containing secure cycle spaces, with the additional potential to provide a park and ride by boat, or park and cycle service into Teignmouth, while traffic considerations and access to the site have been considered with planned improvements to the access from Bishopsteignton Road.

The west end will have nine beach huts, set within an enclosed walled area for privacy and facing upstream towards Dartmoor, while at the east end, seven beach huts will face towards the mouth of the Teign. The beach huts will have a small kitchen area and shower room, and are intended as short-term holiday accommodation for small groups.

As part of the development, talks are in place with Devon County Council to support the linking of a cycle path from Teignmouth Docks through the Riverside Boatyard site and up over to Morrisons providing people in the town centre with safe, largely level, cycle and pedestrian access to the Broadmeadow area.

Teignbridge District Council planners will determine the fate of the application at a later date.
