There's a warning East Devon could become a so called 'pensioner pocket' - with more than 40 per cent of households headed by people over 65.
The district is on a list produced by the National Housing Federation, naming areas where high property prices are driving young families away.
The Federation wants more affordable homes to be built and for housing association rents to take account of local earnings.
