People running businesses on Exmouth seafront say they still don't know whether they'll lose their livelihoods as a result of the major redevelopment of the area.
Earlier this month councillors granted outline planning permission for the proposed watersports centre, holiday accommodation, and retail and leisure facilities.
But some traders say they're not being fully consulted and are still waiting to find out whether their businesses will be incorporated into the complex.
However the Exmouth chamber of commerce thinks the regeneration will be a good thing - particularly if it encourages more people visiting the sea front to go into the town centre too.
