It's next to the Tamar Valley
Developers have outlined plans for around 75 homes and a country park at Tamerton Foliot.
Pre-application advice is being sought from Plymouth City Council for the land at Horsham Lane, which comprises six fields totalling 10.6 hectares.
Two of the fields are being proposed for a publicly accessible country park.
The land is not subject to any previous planning applications.
Planning documents with the application say the proposals are “landscape-led” and focused on limiting visual impact given the proximity to the Tamar Valley National Landscape.
A realignment of Horsham Lane is proposed to provide a new access to the site along the eastern boundary.
There are no details of affordable housing at this site yet but are expected as part of the development with possible self built plots.
Plymouth City Council currently does not have enough housing sites within its local plan to meet new housing targets and is being asked to look at exception sites if they are in a sustainable location.
Planning agents Blue Fox Planning says the site is “sustainable” as it adjoins existing residential development to the east and is within easy walking distance of services and facilities provided within Tamerton Foliot and public transport links to Plymouth.
New walking and cycling links are proposed which include a connection with the local primary school.
The development would “unlock public access into an area where it is not currently possible”, meeting one of the aims of the City Green Space designation in the joint local plan,” said the agents
