But plans have changed

Demolition of a baronial North Devon hotel is underway, but now plans for the replacement apartments on the site have been submitted to Exmoor National Park.

The Tors Hotel in Lynmouth opened in 1886 but closed in 2014. It had 31 guest bedrooms, an award-winning 60-cover restaurant, a bar and  lounge areas, and a multi-purpose function room, as well as three staff bedrooms and a separate manager’s flat.

It was put up for sale at an asking price of £2.5 million in 2007. Thirteen years on, previous plans approved by the Exmoor National Park Authority for 31 apartments, together with three previously converted apartments, are to be changed.

Developers Tors Park Estate revised scheme includes two more apartments in the grounds, giving a total of 36 apartments. They say design changes should create more desirable apartments whilst retaining the character and appearance of the proposed building, and to reflect challenges faced in realising the project.

The statement adds: “The proposed apartments would then be sold on a leasehold basis having a dual use in Planning terms of either Principal Residence or Holiday Let. These proposals will ensure the property remains as fully occupied as possible with the occupants contributing to the local economy. Leases will specifically not allow use as a second home.”

The hotel site is set in mature woodland, with sea and coastal views, and has external seating areas, a heated swimming pool and two car parking areas. The Exmoor National Park Authority will determine the fate of the application at a later date.
